A property system built for a monthly direct debit doesn’t survive contact with a UAE tenancy. Rent comes as one, two, four or twelve post-dated cheques handed over at signing - and managing that stack is the job.

The cheque stack, tracked

Post-dated cheque handling already runs in your receivables. The lease’s cheques link into it - held, deposited, cleared or bounced, with a bounce reopening the receivable instead of disappearing.

VAT where it applies

5% on commercial rent, and not on residential - decided by the property type rather than by whoever raises the invoice, so the VAT account reconciles at the end of the quarter.

Tenancy documents, kept together

The tenancy contract and its paperwork are held against the tenant and the unit, so the contract, the cheques and the documents are one record when a dispute or a renewal comes up.

Switching over

Mid-tenancy is fine.

Bring your units, current leases, deposits held and the cheques you’re still holding. Leases carry on from where they are - nobody gets re-invoiced for rent they already paid.

What landlords ask us first.

What happens when a cheque bounces?

The cheque is marked bounced and the receivable reopens against that tenant, with the original due date. It shows up in arrears aging where you can act on it - rather than sitting as a settled invoice nobody revisits.

Does rent post to my accounts automatically?

Yes - recurring rent raises the invoice, and the invoice posts revenue, the receivable and VAT where it applies into the same general ledger as the rest of the business. The rent roll and the trial balance are the same numbers.

Can I manage buildings for other owners?

Yes. Properties can be organised by owner, so you can run a portfolio across several owners and report on each one - with an owner directory and per-owner views.

How are security deposits handled?

A deposit is recorded against the lease and held as a liability on the balance sheet - not booked as income - in a deposits register, so what you owe back at the end of the tenancy is always clear and GL-accounted.

Can tenants see their own statement?

Yes - the tenant portal lets tenants sign in to see their lease, their billing and statements, and raise a maintenance request, without emailing the office.

Can I store tenancy documents?

Yes. The tenancy contract and supporting documents are held against the tenant and the unit, so the paperwork lives with the record rather than in a separate folder.
